Congratulations! You’ve decided to take the leap of faith to build a home – but what do you need to know?

In concept, the idea of building your dream house is an awesome one (with sparkles on top) but the process is not always glitter and gold especially if you’re new to the construction game.

In recent weeks the team here at Gold Property Partners have helped a number of new clients through the initial stages of building their home in South East Queensland. From selecting their design to choosing their builder – we’ve been able to make everything much easier for them (and that’s why our customers love us!).

Below is a short outline of a few of the things we cover in our consultations that may help you in your ” build a home ” plan – our 5 top tips to help you get on your way!

1. Plan your design
You have a blank canvas and you’re ready to create. But this is where the artist can get stumped. Outlining the basics is a great place to start.

  • How many bedrooms do you want?

  • How about bathrooms?

  • Are you the entertainer – will this reflect in your design?

  • Are you the next Master Chef?

  • Do you want multiple living spaces?

  • How important is an outdoor space?

  • What’s the climate like where you’ll build?

  • What are the non-negotiables to your build?

2. What’s your budget?
You’re not going to get far without a budget set in place. We all would like to build our own mansion with no expense spared but if you follow “The Block” you’ll know – without a budget your build could be over by week 6. Don’t be that guy! Work out your numbers or get somebody onside who can help you with this.

3. Finance and building rebates
Have you lined up how you’re going to fund the build? Before you jump in – this is a super important element to sort out. As no funds equal no build… which means no fun for you. If you have sorted your finance – excellent news – but have you looked into rebates? First home owners who sign up to build before December 2017 could be eligible for a $20,000 rebate!

4. Picking your builder
It’s a bit like picking a needle in a haystack, isn’t it? Choosing a builder based on the location of your build is a good place to start. But what’s important is to check their credentials, ask for some previous examples of what they’ve built, read their clients reviews and ultimately gauge if you think you can work with them. As you’ll be spending a substantial amount of time and money with your builder. Select well… You don’t want to choose badly.
